If desired, the Owner is willing to help a Buyer get into ownership via a lease purchase contract. We (the real estate brokerage) have done dozens of lease purchase contracts and have contracts already in place. In short, a Buyer can make monthly payments at 4% interest rate, based on a 30 year ammortization, providing Buyer can put 20% down. There will be a five year balloon payment required. Subject to terms and conditions.

$30,000 down payment
Monthly principle and interest - $572.00
Taxes and insurance (taxes $650/year, Insurance $300/year)
Total Monthly payment - $652.00
Remaining principle due in 5 years
