Land & Water

Do you hate going to the grocery store and not knowing where

your food comes from?  Have you ever dreamed of growing your

own fruits, vegetables and livestock?  Or maybe you just want a

home with a little elbow room, peace and quiet?  Is the HOA

getting on your case because you have too many “toys” parked

by your house? The acreage located at 3905 S Mill Road can

accommodate most any lifestyle due to the thoughtful planning

of the current owner.  Not only do you have access to the

property from Mill Road on the east, but a 16-foot easement is

already in place to provide access to the west side of the property

from South Slope Road.  The circular drive around the home

allows easy parking for a number of vehicles including covered

RV parking plus hook ups.   Need more parking space or

additional shop space?  Not a problem, a permit is in place to

build a 30x60 agricultural building AND the electrical line is

already in place – just needs to be connected to the electrical

panel.

The entire acreage is fenced to keep livestock safe in the pastures.  Irrigation is a breeze utilizing the existing gravity fed water cannons that are supplied with water from both the Last Chance Canal and Emmett Irrigation.  A small pond and electric pump irrigate the pasture just to the north of the home.  At the end of the season, just open the drain plug in the pasture and the water drains out – no broken pipes from freezing temperatures.

A 176-foot well supplies ample potable water for drinking and bathing and a 5 bedroom sized septic system takes care of the waste.  The well and septic were both installed in 2014. Worried about runoff from the steep hill getting into the barn during the winter months?  No need, a French drain has been installed on the south side of the barn to take care of any excess, unwanted water.

Still thinking about growing your own fruits and veggies? Currently, a large garden space is located on the southeast side of the property along Mill Road with ample space to add additional vegetable gardens, fruit trees (already some apple trees and a walnut tree on the property), flower gardens, grapes or a berry patch.

Looking for a place to relax at the end of the day after working hard?  Bring along your hot tub – 220v electrical switch is already in place.
